As banks continue to navigate liquidity challenges and tighten lending standards, independent small business finance companies and commercial finance brokers have become indispensable to the small business ecosystem. The manufacturing startup needed $500,000 to purchase specialized machinery. The independent equipment finance company structured the deal as a lease-to-own agreement with a 60-month term. The agreement included:

  • Monthly Payments: $9,500, with a 9% interest rate.
  • Balloon Payment: A $50,000 balloon payment at the end of the term to reduce monthly cash flow pressure.
  • Residual Value Option: The startup had the option to purchase the equipment for $1 at the end of the lease term.

The restaurant chain sought $750,000 to fund a new location and upgrade kitchen equipment. The independent lender structured the deal as a hybrid financing package:

  • Working Capital Line of Credit: $250,000 revolving credit facility with a 10% interest rate and a 1% annual maintenance fee.

Fees: $15,800

Why It Worked:
The SBA loan provided long-term, low-cost financing for equipment, while the line of credit offered flexibility for operational expenses. The lender’s expertise in SBA programs ensured a smooth process, and the fee structure was competitive given the risk profile.

Case Study 3: Working Capital and Small Commercial Real Estate Financing for a Retail Business

Deal Structure:
The boutique retail store sought $1.2 million to purchase its leased commercial space and maintain working capital. The independent lender structured the deal as a blended financing package:

  • Commercial Real Estate Loan: $1,400,000 on a 7/15 at 7.9%
  • Working Capital Line of Credit: $200,000 revolving credit facility with a 8% interest rate

Fees: $28,714

Why It Worked:
The blended structure allowed the retailer to secure its property while maintaining liquidity for operations. The lender’s willingness to consider the store’s strong customer relationships and growth potential, rather than relying solely on financial metrics, was key to the deal’s success.
